RENTAL PROGRAM DETAILS
The conditions of participation are minimal and are established to enhance the owners' investment and as well to provide a quality experience for our visitors.
Participation in the Rental Program is on an exclusive basis and 3rd parties may not arrange rentals, (unless exempted), but only through our rental program system.
Owner must provide a fully furnished home with accessories and must meet quality standards as established by the Management Company. These quality standards will be based upon quality and appeal and will assist in determining the rental rates based. (Furnishings, Accessory and Design packages and professional assistance are available).
Owner is responsible for maintenance and repairs of home and its contents in addition to all relative utility costs (gas, water, electricity, internet, and cable television) as well as liability insurance costs.
Owner is to provide Management company with an updated Inventory List
Rentals will be based upon a "tenant" selection basis. Rental income will not be pooled and is paid to owners whose homes have been rented. During the initial phase of the rental program, homes will be rented based on a "rotation" basis.
Rental rates shall be established by the management company on an annual basis and subject to change based upon market conditions and demand. Specific rates for both town homes, condos or villas will be based upon the quality standards/owners input as indicated previously.
A marketing fee per participating unit is established on a monthly basis. The fee is currently set at $540 per year and is payable on the January 5th of each year.
Vacation Rental Income will be shared with the Owner retaining 85% of the NET income and 15% for the Management company for the 1st year. Thereafter, the rate is 80% of the rent income to owner and 20% for the Management Company.
For Long term rental, the management company will retain a one -time 1-month rental broker commission for a one-year contract and ½ month rental commission for a Long-term Rental of 6 months.
If the long-term property is in the rental program, there is an additional monthly management/property management fee of 10%.
Management Company is responsible for all administrative costs, staffing, housekeeping and reservations cost.
A Rental Program Agreement between the Owner and Management Company will be executed which details the complete program.
