Position Summary

As Sales Manager at RE/MAX, you will create and lead other leaders and entrepreneurs. The Sales Manager Leads and manages all day-to-day activities related to the sales function with a focus on building long-term, value-based customer relationships that enable achievement of RE/MAX sales objectives. In this role, not only is your success important but leading the real estate agents, their success is your success. By hiring the right talent, continuously developing them, and being their constant support to building their businesses, motivating and inspiring them to close their businesses, in this position you are an essential key to the direction, success, positioning, and growth of RE/MAX Aruba.

Core Work Responsibilities

Supporting Developing & Executing Sales Strategies 

  • Works with the Director to ensure understanding of sales strategy & effective implementation of this strategy for the Sales Team.
  • Works with the Director to create and implement a sales plan addressing revenue, buyers, and the market.
  • Drives the Vision & Mission of RE/MAX Aruba.

Maximizing Revenue 

  • Provides positive and aggressive leadership to ensure maximum revenue potential (sets an example with personal sales goals).
  • Recommends sales goals for Real Estate agents.

Managing Sales Activities 

  • Responsible for the handling, appointment conversion, and delegation of all inbound company leads. (Ex. Referral, internet, website, phone, open houses, walk-ins, and etc.)
  • Manage and track client and lead databases for lead generation & conversion. Ensure that all agents keep up with their tasks for lead initial contact plans and lead follow up (nurturing) plans.
  • Hold agents accountable to lead generation and conversion activities and their scoreboards by tracking all key business activities and setting weekly goals. (Ex. Contacts, appointments, conversion ratios and performance metrics)
  • Open House scheduling and lead delegation based on the above performance metrics.
  • Prospect for and develop existing and past clients from company databases.
  • Team mentorship includes helping the agents to identify homes to show that meet buyer criteria, aiding in negotiations and overseeing offers and counteroffers, deal doctor issues, appointment scheduling, and shadowing on client consultations and property showings.
  • Manage and track pending deals, approvals, and compliance processes and report to management.
  • Participates in Real Estate Agents Sales activities to support the “closing the deal” process.
  • Create and execute plans for new leads and funnel increases.

Quality & Talent Management

  • Training agents on business servicing, client care techniques, production methods, and best practices, which may include holding training to establish role-play and real-time client interaction corrections while showing positive and poor examples.
  • Hold all new agents accountable to all training activities on new agent onboarding calendars.
  • Create, practice, audit, and train a team on scripts. (Ex. Buyer conversion, open house, buyer consultation, internet lead initial contact, and etc.)
  • Conduct regular coaching & accountability sessions with agents.
  • Conduct regular training with Real Estate Agents.
  • Overseeing & improving training systems and methods.
  • Training & Maintaining team’s culture and vision.
  • Staying up to date on market trends.
  • Continuously improve skills and knowledge as the leader and share with the team.

Managing and conducting Human Resource Activities

  • Recruiting new agents to the company by hitting performance benchmarks for the number of recruiting appointments conducted and new recruits that have joined the company. 
  • Attract and hire top-quality talent with the appropriate skills to meet the business needs.

Performance Benchmarks 

  • Sales Manager is expected to conduct a minimum of 5 recruiting appointments per month and recruit 5 new agents to join the company per year.
  • Sales Manager is expected to retain agents by implementing a new agent training curriculum and coaching program to get agents into production and closing a minimum of 8 transactions in their first year, and a minimum of 12 transactions per year each year thereafter.
  • Sales Manager is expected to organize ongoing training sessions for Agents on a weekly basis.

Office costs are shared between the agents. This means you will be sharing them as well. By doing this you always have a fantastic space to work from, good supplies e.g. computers, printers, etc., an office manager, a professional office to bring clients to, agents that are able to take over for during your holidays and much more.

As you may have already gathered, we count on you to not only be a team player but also be professional and ready to take on this new journey. There are a number of financial obligations. A fee is paid to RE/MAX Aruba every month. This is for management and office costs. A percentage of your earned commissions are also paid to the office. Part of this fee goes to RE/MAX Region, the other part goes to RE/MAX Aruba to pay for the offices, office equipment, administration, the office manager, etc.

A large part of the commission you earn is for YOU!
